What is my home worth in today’s Tampa Bay market?

The honest answer requires recent comparable sales, a walk-through of your home, and an understanding of the buyer pool for your specific neighborhood. Fill out the form below and I’ll send a complimentary valuation, usually within one business day.

How long will it take to sell?

It depends on price point, condition, and how aggressively you want to be priced. In Tampa Bay, well-prepared homes priced correctly often go under contract in the first 2–4 weeks. Luxury and waterfront properties may take longer because the buyer pool is smaller — that’s normal and expected.

How do real estate commissions work after the 2024 NAR settlement?

Commissions are negotiable and have always been. Sellers are no longer required to advertise buyer-agent compensation on the MLS, and any compensation you offer is now communicated off-MLS and written into the purchase contract. I walk every seller through the math so you understand exactly what your net at closing looks like.

Should I make repairs or upgrades before listing?

Sometimes yes, often no. The decision should be based on which improvements will return more than they cost in this market — not on what feels productive. I give you specific, prioritized recommendations and an honest read on what’s worth doing.

Do you sell homes off-market?

Yes, when discretion matters. Off-market and pre-MLS placement is a real tool for waterfront, luxury, and high-profile sellers who don’t want the home publicly listed. We’ll discuss whether it makes sense for your situation.
