How long will it take to sell?
It depends on price point, condition, and how aggressively you want to be priced. In Tampa Bay, well-prepared homes priced correctly often go under contract in the first 2–4 weeks. Luxury and waterfront properties may take longer because the buyer pool is smaller — that’s normal and expected.
How do real estate commissions work after the 2024 NAR settlement?
Commissions are negotiable and have always been. Sellers are no longer required to advertise buyer-agent compensation on the MLS, and any compensation you offer is now communicated off-MLS and written into the purchase contract. I walk every seller through the math so you understand exactly what your net at closing looks like.
