Much of the city’s waterfront sits in FEMA’s AE or VE flood zones, including areas of Shore Acres, Snell Isle, Venetian Isles and Coquina Key, and lenders require flood insurance on mortgaged homes in those zones. The good news: St. Petersburg’s strong flood-management rating earns qualifying homeowners up to a 25 percent discount on NFIP premiums. Can I use a St. Petersburg home as a short-term rental?
Inside St. Petersburg city limits, homes in residential zones may be rented for stays under 30 days no more than three times in a rolling 12 months. True vacation-rental operation is generally limited to downtown and commercial zoning districts or properties with special approvals. Rules are property-specific, so if rental income is part of your plan, have us verify the zoning before you buy.
Do the beach towns have different rental rules?
Yes. The Gulf beach communities are separate cities with their own codes, and each one, from St. Pete Beach to Treasure Island and Madeira Beach, sets its own registration requirements and minimum-stay rules. What is the difference between the neighborhoods and the beach towns on this map?
The colored areas are St. Petersburg city neighborhoods. The labeled towns along the Gulf, including St. Pete Beach, Treasure Island, Madeira Beach, the Redingtons, South Pasadena and Gulfport, are independent municipalities with their own governments, taxes and rules, while Tierra Verde is an unincorporated island community governed by Pinellas County. It matters for everything from rental rules to permitting, which is why we treat them as their own areas on the map.

Downtown St. Petersburg is the obvious pick, with high-rise condos along the waterfront and the restaurants and galleries of the Central Avenue corridor. Historic Old Northeast puts you on brick streets a short stroll from the bayfront parks, Historic Kenwood pairs craftsman bungalows with the Grand Central District, and Historic Uptown offers century-old homes just north of the core.
Which neighborhoods are best for boaters?
Snell Isle wraps around Coffee Pot Bayou, Venetian Isles offers deed-restricted homes with sailboat water to Tampa Bay, and Shore Acres is lined with canal-front homes. On the Gulf side, Yacht Club Estates and Causeway Isles front Boca Ciega Bay, while Coquina Key, Bayway Isles and Tierra Verde give quick runs to open water. What are St. Petersburg’s historic districts like?
Historic Old Northeast is the showpiece, with 1920s homes on brick streets north of downtown. How is the commute to Tampa?
Two bridges carry St. Petersburg commuters across the bay: the Howard Frankland on I-275 and the Gandy Bridge from the Gandy corridor. Neighborhoods in north and northeast St. Petersburg, such as Shore Acres, Riviera Bay and Snell Isle, reach both quickly, and downtown residents pick up I-275 in minutes. Most cross-bay commutes run 30 to 45 minutes depending on the hour.
