I get this email almost every week. Here is the honest, slightly tough love answer I wish someone had given me before I started in real estate over 20 years ago.

A version of this note lands in my inbox on a regular basis. It usually reads something like this.

“My name is (aspiring agent), and I am interested in beginning a career in real estate in the St. Petersburg area. I do not currently have my Florida real estate license, but I am ready to begin the licensing process and am looking for a brokerage that provides licensing assistance, reimbursement, training, or opportunities for aspiring or new agents. I would also be interested in an entry level position while working toward my license, if any are available. I would love to learn more about your process for bringing on new agents and whether there are any programs available for someone starting from the beginning.”

First, I love the ambition. Wanting to build a career in real estate here in St. Pete is a great goal, and this is one of the most rewarding businesses I can imagine. So please read what follows as a little tough love from a broker who has been doing this for more than two decades, not as a door closing in your face. I would rather tell you the truth now than watch you burn through your savings later.

Let Us Start With The Part Nobody Wants To Hear

No one is going to reimburse you for your license as a brand new agent. Licensing assistance and paid training programs do exist at some large franchise offices, but they typically come with strings attached, such as higher commission splits or fees that quietly claw that money back. The idea that a brokerage will fund your entry, pay you a salary, and train you from zero while you figure out whether you even like the work is, in most cases, a fantasy.

Here is a number that tends to get people’s attention. A large share of new agents, often cited around eighty percent, leave the business within the first year or two. Industry surveys from the National Association of Realtors and others have shown this pattern for years, though the exact figure can vary by source and market. The reason is almost never talent. It is that most people walk in treating real estate like a job with a steady paycheck, when it is actually a commission based business you have to build from the ground up.

What It Actually Takes To Start (Read This Twice)

If you are serious about St. Petersburg real estate, here is the honest starter kit. None of this is meant to scare you off. It is meant to make sure that when you jump, you land on your feet.

1. Runway, meaning three to six months of expenses saved. Your first commission check can be months away, and it is rarely as big as people imagine after splits and expenses. You need a cushion so that rent, groceries, and your car payment are not riding on one closing that may or may not happen on time.

2. The mindset that you are starting a business. Shocker, I know, but starting a business takes money. You will pay for your license, board and MLS dues, lockbox access, signage, a customer database, marketing, and gas as you drive all over Pinellas County. Budget for it the way any small business owner would.

3. A true go getter work ethic. No one hands you clients (okay there are some Zillow teams out there that will, but they’ll run you ragged at a tiny split). A good agent learns that “Give a man a fish, and you feed him for a day. Teach a man to fish, and you feed him for a lifetime.” The agents who make it are the ones who prospect daily, follow up relentlessly, and treat a slow week as a reason to work harder, not a reason to quit. If you need someone to assign you tasks every morning, this may not be the right fit.

Why So Many New Agents Wash Out

Most new agents do not fail because the market is bad or because they are not likable. They fail because they never treat real estate like the real business it is. They skip building a database. They post one thing on social media and wonder why the phone is silent. They spend on a fancy headshot before they spend on lead generation. They wait for the brokerage to feed them business that, honestly, is not coming.

The agents who thrive in St. Pete do the unglamorous work. They talk to people every day. They learn their neighborhoods block by block, from the Old Northeast bungalows to the waterfront condos downtown to the family homes out in Seminole and Gulfport. They reinvest their early commissions back into the business instead of spending it all. They understand that reputation and repeat referrals are the whole game, and those take years to earn. If you want a fuller picture of how this business actually runs before you commit, a real estate consultation is a smart place to start.

What To Honestly Ask Yourself Before You Commit

Before you pay for a single class, sit down and answer these questions truthfully. Your future self will thank you.

1. Do I have three to six months of living expenses saved, separate from the money I will spend to launch the business?
2. Am I comfortable earning nothing for a while as I build, with no guaranteed salary or reimbursement?
3. Am I genuinely a self starter who can prospect and follow up without anyone telling me to?
4. Do I have a plan to fund my startup costs, or am I hoping a brokerage will cover them for me?
5. Am I choosing real estate because I love serving people and solving problems, or because it looked easy from the outside?

If most of your answers are yes, you may have exactly what this business rewards. If several are no, that is useful information, not a verdict. It just means there is groundwork to lay first.

So, Are We Hiring Brand New Agents?

Here is where I have to be straight with you. We are a small boutique brokerage, and for the reasons above, we generally do not bring on brand new licensees. It is not snobbery. It is that a small team built around excellence and personal service does not have the bandwidth to fund, babysit, and fully train someone from zero, and it would not be fair to our clients or to you to pretend otherwise.

That said, I have deep respect for anyone willing to do this the right way. If you get your license, save your money to have start up costs, treat this like the business it is, and put in a year of real work, come back and talk to me. Ambition plus follow through opens doors that a cold email never will. When you are ready to have that conversation, reach out and introduce yourself.
