Bad MLS Photos: How NOT to Display Your Home for Sale!

Bad photography in real estate photos drives me CRAZY!!!  I don’t care how expensive or inexpensive a home may be – it is the listing Realtor’s duty to tell the client to CLEAN UP before they photograph the home because if they don’t, it is a huge turn off to buyers.   I usually give my clients a useful little “tip sheet” of do’s and don’ts before we do the photos.  Your Realtor should either be using a high quality digital SLR Camera to shoot your home, or should bring in a professional photographer.  No exceptions.  If they don’t do either, they are probably not a full-time, professional Realtor.  Point and shoot cameras or worse – iPhone photos – are NOT acceptable for marketing what is likely your largest financial asset.  After all, a picture is worth a thousand words.

Kitchens and bathrooms should have the counters completely free of everything – stuff it all in a drawer if you have to – make it look model home clean for the shot!  Your Realtor should be giving you advice on how best to display the home (magnets off the fridge, please!) or else you need a new Realtor.  Check out the latest Bad MLS Photos below… and more here.  When it’s time to list your home for sale, please call the Realtor who knows how to stage your home correctly so it sells fast!

^Again, in under 5 minutes you could stuff all the stuff on the countertops under the sink and remove the kiddie bath towel and this shot would be great.  Oh and turn on the lights please!  Lazy!

^Fancy iPad, dude!  Again, kitchen counters and fridge should be clean and free of EVERYTHING but maybe a coffeemaker! Otherwise it just looks cluttered and the look you are going for here is spacious!  Even if the kitchen is small!

^Where do I start?  Remove baby/doggie gate.  Straighten carpet, if that’s what that thing is.  Remove junk from countertops.  And advise seller to paint that hideous green wall a more neutral color!

^This one is my favorite of the day.  This appears to be a nice kitchen with granite countertops, but you really can’t tell because of the angle the photo was taken from, all the junk on the counters, lack of lighting…and finally – is the small dog in the left of the photo squatting and pooping?  It kind of looks that way to me!  No pets in real estate photos please!

Bad MLS Photos: Friday the 13th Edition

It’s Friday the 13th and it’s time for some more scary BAD MLS Photos!

Let me start by saying, my broker would FIRE my butt if I put a photo like any of these in the MLS.  MLS is a marketing tool, and if your house looks like this, first of all, for shame!  But secondly, the Realtor should just skip that room – does any homeowner want their home marketed this way?  (Hell, skip the whole house if it looks like that – do you really want that listing, Mr. Realtor?) It might be better off just shooting the outside!

Bad MLS Photo of the Day: Updated (Junk Filled) Kitchen

Let’s just call this one “How NOT to display your kitchen on MLS when you are trying to sell your home”.  Okay, I get it, you have kids, and every parent loves to display their kids artwork.  But you are selling your home and its time to get into that mindset!  Get the kids involved in the excitement, have them help you clear out the artwork and pack it away in a special box to be moved to the new house!  Kitchen counters and sinks should be cleared – and I mean 100% cleared – of all clutter and items for the real estate photos.  Make it look like a model home!  These are the pictures that get a buyer into your home, not ones like above.  But again, a good Realtor would have told them this, and would not have taken this terrible photo if they refused to clean up.  I’ve been known to clean a client’s kitchen myself if I have to to get the shot!

50 Shades of Raspberry Shag Carpet?

I had to laugh out loud when I read the description – especially the last 2 sentences – of this new short sale listing I found while searching the MLS for properties for one of my buyers.

Public Remarks Description:

“Short Sale. 5 bedroom 4 bath home with a 3 car attached garage and a 2 1/2 car (24 x24) detached garage wired with cable & electric. Can be used as workshop, band room, rec room, etc. Bonus room on second floor is office. In ground pool/spa faces a conservation and is private so you can skinny dip. Solar panels heat the pool. Enclosed lanai with outdoor ceiling fan. Gas fireplace with electric remote start in family room. Stainless steel appliances. Convection electric oven with LP gas top burners. Black granite counter tops in kitchen. Modern raspberry shag carpet in family room and master bedroom. 50 shades of grey dancer pole and mirror on the ceiling with disco ball in master bedroom.

I’m all for creative and viral marketing but I’m not sure most of my clients would like it if I described their master bedroom in terms of having “raspberry shag carpet” and a “50 shades of grey dancer pole and mirror on the ceiling with disco ball….” even if it really did! And if it really has those items, I might recommend that my Sellers remove these items before putting the house on the market. What the heck is Winnie the Pooh doing in the 50 Shades of Grey bedroom anyway?  Creepy…

Bad MLS Photos of the Day

It’s your next installment of Bad MLS Photos!   This one comes to you from a short sale in Riverview.  Now listen up Realtors – just because it’s a short sale doesn’t mean you have an excuse to do a crappy job on photos and staging the home for photography!  I do plenty of short sale listings myself – you still want to get your client the highest possible offer to ensure the short sale goes smoothly – so that means good marketing and great photos!  These all came from one listing and violate several of my “good photography” rules for real estate photos.  The first photo above – hello – ASK THE SELLER TO MOVE THE CAR FOR 2 MINUTES.  It’s not that hard, and they will be happy to do it!

Next – presumably two children’s bedrooms but you can’t really tell because the photos are so dark.  Get a flash for your camera, or open windows, turn on lights, etc.!

Finally – a person in the photo.  I’ve talked about this before.  Mr.  Realtor, all you have to do is kindly say to your Seller “Would you mind changing rooms for 2 minutes while I snap a couple photos of this room?”

Bad MLS Photos: Dirty Feet in a $600K Key West Listing

Realtors never cease to amaze me. This one decided to put up his dirty feet in the shot of this $603,000 listing in Key West. I get it. It’s the Keys. It’s laid back. But there are other ways to show this in your marketing than with a disgusting short of your feet, Charles. If his goal was to make himself go viral, I guess it worked, but it certainly would tick me off if I was the Seller. At least display clean feet, dude!
