This time last year, my average number of closings was 2 or 3 a month. If I had 4, it was a really great month. In July of this year, I had 7 closings, and I thought to myself, wow, things are really getting crazy in our real estate market. Now, in the month of September, I had 10 real estate transactions close – $1,834,900 worth of real estate sold in one month!
We are down to just 3.5 months of inventory in Tampa Bay (a balanced market is 6 months), prices are back up to levels of 2009. I have many buyers looking for homes who just aren’t finding anything because there are so few homes and condos on the market. I am actually hunting for a new home for myself, and having a heck of a time finding anything that resembles what I am looking for – there is just not much out there.
I’m down to just one active listing myself, when I normally have 10 or so – because everything is under contract or sold! I need more homes to sell!
